Development Sales Manager

Watford and other sites within operational area (onsite)

Fixed Term Contract (12 Months), Full Time

Salary £32,000 Plus Bonus & Commission (OTE £55,000 Plus)

37 hours per week (Likely working days to be Thursday-Monday)

Thrive Homes is actively seeking an experienced Development Sales Manager to take charge of on-site sales for all tenures, with a focus on the primary sales product, shared ownership. This role requires exceeding sales targets for reservations, exchanges, and completed sales, while ensuring a seamless and efficient sales process for customers.

Additionally, you will be responsible for expertly managing the marketing suite, warmly welcoming visitors, coordinating and conducting viewings (including weekends and evenings), and ensuring the office and show homes are fully equipped with up-to-date promotional materials, advertising hoardings, and branding.

Other Responsibilities:

  • Carry out routine compliance inspections of the sales units and meter readings whilst void. Complete daily checks of the show units to ensure they are presented to the required Thrive standard.
  • Ensure exceptional customer service is provided throughout the customer journey, providing regular communication to the customer.
  • Effectively manage and respond to all leads in line with KPI targets.
  • Monitor and maintain the site prospective purchaser database and regularly contact prospective purchasers and ascertain their level of interest.
  • Deliver reservations, exchanges and completed sales in accordance with the site-specific sales targets set for the site or sites allocated to them and liaise with customers, mortgage advisors and conveyancing solicitors to meet sales targets.
  • Ensure all customers are aware of any management companies, service and estate charges connected with the purchase. 
  • Report on a weekly basis on the level of sales activity and monitor effectiveness of marketing campaigns, including leads, viewings and re-visits, including source of enquiry.
  • Liaison with the Development Managers to coordinate the programme for sales, customers moving into the homes and develop a positive relationship with site managers and construction stakeholders.
  • Qualify prospective purchasers for eligibility, affordability for the shared ownership product and commitment.
  • Ensure the requirements and standards set by Thrive, Local Authority (including s106 planning requirements) and Homes England are met.
  • Arrange Independent Financial Consultation so that prospective purchasers have obtained proper financial qualification and that it has been verified.
  • Ensure that all prospective purchasers are dealt with in accordance with the level of customer service required by the company, consumer code and relevant authorities and agencies. Conduct activity in accordance with requirements of the Property Misdescription Act.
  • Progress sales from reservation through to exchange of contracts and legal completion in line with company procedures, within the target timescales.

Requirements:

  • Demonstrate a comprehensive understanding of the new home's sales process and time management skills.
  • Experience of shared-ownership sales would beneficial
  • Knowledge of all housing tenures, services and policies within the wider housing market to provide a knowledgeable and professional customer experience.
  • Demonstrable history of achieving and exceeding sales targets and KPI’s and to be calm under pressure.
  • Comprehensive understanding of database/spreadsheet/CRM systems an ability to provide succinct, accurate reports and statistical analysis with excellent attention to detail.
  • Demonstrable experience of a proven track record within the residential housing market and knowledge of legal terminology used in the home buying process.
  • Willing to work unsociable hours (evening, weekends and at times Bank Holidays) as part of the role.
  • Microsoft Office experience is essential.
  • A full driving licence would be beneficial.
